Whitecode Consulting’s unrivalled expertise in MEP consultancy was required for the design and delivery of an ultra-modern light industrial development situated in one of London’s most sought-after industrial areas.
The Park Royal project, brainchild of UK real estate investment trust SEGRO, and overseen by main contractor Glencar, saw the design and construction of a comprehensive, multi-levelled industrial space focused on sustainability, quality, and support for collaboration.
Appointed as part of the wider scheme to provide consultancy services on behalf of the land owner, St George, Whitecode Consulting worked closely with the main contractor from early on in the project.
Following the provision of Stage 2 design for the land owner, the firm was then requested to provide extensive Stage 3 MEP designs for SEGRO. Additionally, Whitecode Consulting was also asked to take a watching brief at Stages 4 and 5, overseeing all contractor designs and submissions.
Tony Higgs, Senior Building Services Manager at Glencar Construction, revealed the importance of close collaboration between Whitecode Consulting and Glencar. He said: “Whitecode Consulting was very professional in its approach and always came to the table with suggestions and solutions to challenges.
“While the project wasn’t too complicated, everything was on show and exposed so co-ordination and collaboration was key. The project went very smoothly and part of that was down to the expertise and experience of the consultants.
“It was incredibly useful to have Whitecode Consulting’s buy-in and support throughout the project and I’d have no hesitation in working with them again in the future.”
Working in collaboration with the land owner, SEGRO, and main contractors Glencar, Whitecode's building service consultants provided ongoing support, taking advantage of the extensive experience of its team to assist all members of the project in designing and building a truly sustainable, integrated, and accessible new development.
With the construction project taking place in one of London’s most sought-after industrial areas, it was imperative that the development offered something unique and truly beneficial to potential occupants. In fact, with the building located so close to the centre of London and offering light industrial and storage possibilities across many levels, a flexible strategy was required in order to enable tenants to choose how they wanted the building to work for them.
Offering entirely bespoke solutions, the multi-level, multi-use development featured individual spaces ranging from 1,696 to 32,368 sq ft. This ensured the full flexibility to upsize, downsize, and tailor each space to suit the unique demands of each occupant.
Targeting a BREEAM rating of ‘Excellent’, the building had sustainability at the forefront of its design, with four pipe chillers positioned on the roof to enable fast and efficient recovery of heating and cooling. Furthermore, to help the development achieve an EPC rating of ‘A’, PV was increased to 100kWp.
With the construction located in an evolving and welcoming neighbourhood that also features new homes and leisure facilities, living green walls were also utilised to provide an aesthetically pleasing appearance.
