Whitecode Consulting has provided Mechanical, Electrical and Public Health (MEPH) design consulting services, witnessing and commissioning visits and a residential overheating assessment for a new mixed-use retail and residential development in east London.
Developed by Barratt London, East Ham Market Hall provides 277 new one-, two- and three-bedroom homes in East Ham. In addition to each apartment having its own private outdoor space, residents can also access the communal landscape garden and rooftop terrace, providing ample opportunities for relaxation and socialising, setting the development apart from many other residential buildings in London. Additionally, the development includes an indoor shopping mall, comprising approximately 21,500 ft2 of retail floor space across 15 new units.
Whitecode worked closely with RMA Architects and main contractor Barratt London to provide a well-integrated MEPH design on this mixed-use development. Barratt London chose Whitecode to consult on East Ham Market Hall’s MEPH designs as the consultancy’s competitively priced services offer an excellent Return on Investment (ROI) for developers.
Whitecode commenced work on East Ham Market in February 2017 to provide the main contractor with MEPH services, witnessing and commissioning visits and a residential overheating assessment.
On this project, Whitecode provided MEPH design across RIBA Stages 0-2 and Stages 3-6. Whitecode Consulting boasts a team of seasoned engineers proficient in various MEPH design aspects. The team can offer guidance across the project's initial concept to the design phases and to project completion, ensuring the seamless coordination of mechanical and electrical engineering components within the development. Whitecode also offers comprehensive public health design services encompassing water supply and sanitation. Additionally, Whitecode was also tasked with designing a heat network in accordance with EON’s requirements, as they were going to be adopting the energy centre and heat network up to the apartments.
Additionally, the client looked to Whitecode to provide an Overheating Assessment on the property to support the developer’s compliance with The London Plan. Whitecode’s sustainability team has experience in producing overheating dynamic and simplified simulation reports against TM59 and TM52 for a diverse range of building types for compliance with CIBSE Guides
Using the industry leading software IES, the team completed a model of the building and conducted a simulation to assess the overheating against the appropriate weather file, against TM59. On this project, Whitecode assessed and offered practical solutions for reducing the risk of overheating in the development. The sustainability team has the knowledge to identify issues which contribute to overheating and understands the fine balance between reducing overheating and meeting the energy performance targets.
Furthermore, to provide assurance that development was on track to achieve targets, the Whitecode team also made specialist witnessing and commissioning visits to validate the development’s building services systems performance and to support the client with commission reviews and commissioning programming phases of the project.
As a result of Whitecode’s MEPH design proficiency and foresight into the building’s functionality, residents and visitors of East Ham Market Hall can live comfortably and enjoy their retail experiences well into the future.
